| In comparison with the plains, hilly regions now witness a different land use pattern because it has a separate geographical identity in terms of climatic conditions, topographical features, soil characteristics, surface and ground water availability, natural resources, settlement structure etc. Thus Real Estate in India especially in the hilly regions is mainly put to agricultural uses and in recent times for setting up health resorts.
In the hilly regions, 64% of the total reported area consists of forests. The rest of the 13.62% is under net sown area, 5.62% cultivable waste, 5.3% barren land, 3.94% permanent pastures and grazing land, 3.8% miscellaneous tree crops and groves, 2.44% land put to non-agricultural uses, 1.13% other fallow and 0.14% current fallows. In the plains, 67.55% of the total area is registered under net sown area, 9.38% of the land is put to non-agricultural uses, 7.05% forest, 4.62% current fallows, 3.0% cultivable waste land, 3% uncultivable land and only 3.42% of the land is left fallow. However, in recent times, the land use pattern has undergone a sea change. With the increasing pressure from the burgeoning population, there is a major change in the land use pattern all over the country and especially in the hills and plains. In earlier times, the agricultural lands were left untouched, but in recent times, even the fertile agricultural lands are being converted into real estate sites. The pressure on land in the hilly regions is also increasing with each passing year. The hill stations of Ooty, Munnar and Kodaikanal are now witnessing increasing appreciation in land values mainly due to the demand from the prominent hospitality groups, health care centres and health resorts for prime lands. |
